How does the estimate process work?

Reach out by phone or through the contact form and we will schedule a time to see the property. We walk through the project with you, note any repairs and then provide a written scope and estimate.

What is included in interior painting?

Interior projects typically include moving and covering furniture, protecting floors, patching and repairing walls, priming where needed, and painting walls, ceilings, trim and doors as agreed in the scope. We finish with cleanup and a walkthrough.

How do you prepare a home exterior before painting?

We wash the surfaces, repair stucco cracks and damaged wood, replace failing caulk, scrape loose paint and prime repaired or bare areas. We also schedule around Florida weather so coats can dry properly.

Can you work while we live in the home or the business stays open?

Yes. We plan the work in sections, protect furniture and floors, keep pathways clear and clean up each day. For businesses, we can talk about scheduling around operating hours.

Do you handle both residential and commercial projects?

Yes. We work on single-family homes, condos and rentals as well as commercial buildings, HOA communities and multi-family properties.

What is the best paint for Florida stucco?

Stucco in Florida needs a breathable, high-quality 100% acrylic or elastomeric masonry coating that handles UV, humidity and wind-driven rain. We look at the condition of the surface first. Chalky, cracked or previously painted stucco may need cleaning, crack repair and a masonry primer before the finish coats. We will walk you through premium Sherwin-Williams exterior options and recommend the system that fits your home.

Do you repair stucco cracks before painting?

Yes. Hairline cracks are cleaned out and filled with an elastomeric patch or sealant, and larger cracks or damaged areas are repaired and textured to blend with the surrounding wall before any paint goes on. Painting over open cracks lets water in and the problem comes back.

Do you fix wood rot and fascia before painting?

Yes. Soft or rotted fascia, soffit, trim and door or window casing is cut out and replaced or repaired, then primed and caulked before painting. We repair the substrate rather than painting over damaged wood, and we will show you what we find during prep.

Do you spray, brush or roll?

It depends on the surface. Many exteriors and new-construction interiors are sprayed and back-rolled so the coating is worked into the stucco or texture for better adhesion and coverage. Trim, doors and cabinets may be sprayed for a fine finish, while occupied rooms are often brushed and rolled to keep overspray out of the space.

Can you paint occupied commercial buildings or work after hours?

Yes. For offices, retail, schools and other occupied spaces we plan the work in phases, use containment and floor protection, and can schedule evening, weekend or after-hours work so your tenants, staff or customers are not disrupted.

Do you work with HOAs, condominiums and property managers?

Yes. We bid and paint HOA communities, condominiums, multifamily and apartment properties, and work with property managers on turnovers and repaints. We can follow association color and specification requirements and coordinate notices and scheduling with residents.

How do I request a commercial bid?

Use the contact form and choose Commercial, HOA / Condo, Property Management or General Contractor as the inquiry type. You can attach plans, specs or photos, and we will follow up to schedule a site walk and prepare a bid.

The best paint depends on the surface and conditions. For Florida homes, we consider sun exposure, humidity, salt air, mildew, and the existing condition of the surface when recommending the right coating.
