How Long Exterior Paint Lasts in Florida, and What Shortens It

By the Luxe Painting & Remodeling team, 17+ years painting Southwest Florida homes and businesses.

Exterior paint in Florida typically lasts 5 to 10 years, less than the same paint would last in a mild climate. UV, humidity, wind-driven rain and salt air wear it out early, and sun-facing walls fail first. Prep quality and coating type decide which end of that range your house lands on.

Here is why Florida is hard on paint, the warning signs to check for, and what a properly prepped exterior paint job does differently.

Why does paint fail faster in Florida?

Florida attacks exterior paint from four directions at once:

  • UV exposure. Intense year-round sun breaks down the resin that holds paint together, which is why color fades and surfaces turn chalky.
  • Humidity. Moisture slows curing and feeds mildew on shaded walls.
  • Wind-driven rain. Summer storms push water into any hairline crack or failed caulk joint, so the coating fails from behind.
  • Salt air. On Longboat Key, Siesta Key, Anna Maria and other coastal areas, salt accelerates all of the above.

A house near the water on an exposed lot sits at the short end of the lifespan range. A shaded inland home with sound stucco sits at the long end.

What are the signs your house needs repainting?

Check the south and west walls first, because they take the most sun and fail years before the rest.

Which parts of the house fail first?

Sun-facing stucco walls and the horizontal wood fail first. South and west elevations chalk and fade years before the north side does. Fascia boards and soffits take roof runoff and are usually the first wood to rot. Door and garage-door trim fails next, because those joints move and open their caulk lines.

That is why Luxe pairs painting with wood repair. Soft fascia or trim gets cut out and repaired before paint, never painted over, because paint over rot peels within a season and the rot keeps spreading underneath.

How much does prep change paint lifespan?

Prep is the biggest factor you control. The same paint can fail in 3 years or hold for 10 depending on what happened before the first coat. A lasting job includes:

  1. Pressure washing, so the paint bonds to the wall and not to dirt and chalk
  2. Stucco crack repair, so rain stays out from behind the coating
  3. Wood repair and fresh caulk at every open joint
  4. Primer on repairs and bare spots
  5. Full-thickness finish coats, sprayed and back-rolled so the coating works into the stucco texture

Skip any one of these and the cheapest quote becomes the most expensive paint job, because you buy it twice. One customer summed up a prep-first exterior repaint simply: “Great pricing, great service, and a great crew.”

Does paint type matter on Florida stucco?

Yes. Florida stucco needs a breathable, high-quality 100% acrylic coating, or an elastomeric coating when walls show widespread hairline cracking. Elastomeric coatings are thicker and flex enough to bridge small cracks as the wall moves. Luxe uses Sherwin-Williams coatings matched to the surface and its condition, chosen at the consultation, not from a one-size default.

Should you repaint now or wait another year?

Repaint when you see chalking or hairline cracks, not when you see peeling. Up to that point, a repaint is a straightforward coating job. After water gets behind the paint, the job grows: more scraping, more stucco repair, more wood replacement, and a bigger bill. Waiting a year past the warning signs rarely saves money. It usually moves the cost from paint to repairs.

The drier months from roughly November through April are the easiest window for exterior work, with fewer afternoon storms interrupting coats.

A 10-minute DIY check you can do today

  1. Walk the south and west walls in daylight and look for fading and cracks.
  2. Rub a hidden spot with a dark cloth and check for chalk.
  3. Press fascia boards and trim corners with a key and feel for soft wood.
  4. Check caulk lines at windows, doors and joints for gaps.
  5. Photograph anything you find and date the photos.

Two or more signs means it is time to get an estimate, even if you schedule the work for later.

FAQs

Does a repaint come with any guarantee?

Luxe backs every project with a 2-year warranty on materials and workmanship. Luxe is also fully insured, carries workers’ comp and is bonded.

How long does an exterior repaint take?

It depends on the home’s size, stories, repairs and the weather. The written estimate from the free consultation includes the schedule for your house.

Can you just paint over hairline cracks?

No. Painting over open cracks channels rain behind the new coating and the failure comes back. Cracks get cleaned out, filled and primed first, and widely cracked walls get elastomeric coatings.

Do coastal homes really need repainting more often?

Yes. Salt air speeds up chalking and corrosion on everything it reaches, so homes on the keys sit at the short end of the 5 to 10 year range.
